The problem a tax lien creates

A recorded tax lien attaches to the property and sits ahead of any new loan. Banks will not lend behind it, and a sale or refinance cannot close until it is paid. Meanwhile penalties and interest keep running. A private money loan solves the order-of-operations problem: the loan pays the lien at closing, the lien is released, and the new trust deed records clean.

Terms

1st trust deeds 9.5% to 10.99% and up; 2nd trust deeds 11.99% to 12.99% and up. Interest-only payments. Usually 1.5 to 2 lender points plus broker, 3-year note, 3 to 6 month prepayment penalty. Loans from $100,000 to $4,000,000 and up. Underwriting $1,995, no processing fee, third-party appraisal, title, escrow and credit at cost. Exceptions available.

Owner-occupied property

A tax lien on the home you live in can still be handled if the loan itself has a business purpose, for example when the lien arose from business taxes. See owner-occupied business purpose loans. If the purpose is personal, it is a consumer loan, which we broker in California only.
