What MyBridge Loans does

MyBridge Loans is a California-licensed private money bridge lender and mortgage broker in Fountain Valley, Orange County (CA DRE #01716773, NMLS #2869596). We fund business-purpose hard money loans secured by real estate in 26 states, directly through our own private investors, not a bank. First trust deeds, second trust deeds, and commercial bridge loans. We do not fund construction loans.

Loan-to-value
65% maximum on 1st trust deeds. Usually 60% CLTV maximum on 2nd trust deeds, higher by exception. Commercial up to 60%, mostly California. Cross additional property to increase the loan, even past 100% of the subject property's value.
Rates
1st trust deeds 9.5% to 10.99% and up. 2nd trust deeds 11.99% to 12.99% and up. Interest-only payments.
Points and term
Usually 1.5 to 2 lender points plus broker. 3-year note. Prepayment penalty of 3 to 6 months. Exceptions available.
Loan size
$100,000 to $4,000,000 and up. Minimum origination $4,000.
Speed
Same-day answer on any scenario. Typical funding in two weeks.
Credit and income
No minimum FICO. No income documentation. No seasoning. Foreign nationals and ITIN borrowers with a tax ID or entity EIN and a U.S. bank account, at about 5% less leverage. Derogatories are fine if we like the property.
Fees
Underwriting $1,995. No processing fee. Doc prep none in California, $495 outside California. Appraisal by a third party, commonly around $700. Up to 30 days prepaid interest. Credit report, title, escrow, flood and other third-party reports at cost.
Also fine
Cash out on a completed property, including one listed for sale. Probate loans with court approval. Irrevocable trusts, usually.
Not offered
Construction or ground-up loans. Second trust deeds in Texas or Nevada. Consumer-purpose loans outside California.

What is a bridge loan?

A bridge loan is a short-term loan secured by real estate that carries a borrower from one event to the next: buying before selling, closing before a bank can, or pulling equity out until a refinance or sale. MyBridge Loans funds bridge loans with private capital, with the payoff coming from a sale or refinance.

Can I get a hard money 2nd trust deed in Orange County or Los Angeles?

Yes. MyBridge Loans funds 2nd trust deeds usually up to 60% combined loan-to-value behind an existing first mortgage that is current. The first mortgage is not touched. The loan must have a business purpose. Read how the numbers work.

Do you lend on a home I live in?

Yes, if the loan is for a business purpose, for example funding a business, buying an investment property, or paying business debt. Tell us the use of funds. Consumer-purpose loans on a primary residence are brokered as conventional, FHA, VA, or non-QM in California only.

What if my credit is bad or I have no income documentation?

Private money is underwritten on the property, the equity, and the exit. Low FICO, self-employment, or thin income documentation does not disqualify a scenario. Payment history on any existing first mortgage matters more than the score.

Can you pay off an IRS or state tax lien, or a loan in default?

Yes, on non-owner-occupied property with sufficient equity. We pay the lien or the defaulted lender directly through escrow and take a trust deed on the property. Send the address, amount owed, and the current value.

Do you lend on probate or inherited property?

Yes. We fund loans to estates and heirs to pay taxes, buy out other heirs, or cover carrying costs before distribution, secured by the inherited property. Court approval is required. Attorneys and executors can send the scenario directly.

What are your rates, points, and fees?

1st trust deeds run 9.5% to 10.99% and up. 2nd trust deeds run 11.99% to 12.99% and up. Payments are interest-only. Usually 1.5 to 2 lender points plus broker, on a 3-year note with a 3 to 6 month prepayment penalty. Underwriting fee is $1,995. No processing fee. Doc prep is $495 outside California, none inside. Appraisal, credit report, title, escrow, and flood are third-party costs passed through at cost. Up to 30 days of prepaid interest at closing. Loans from $100,000 to $4,000,000 and up, with a $4,000 minimum origination. Exceptions available on all of the above.

Do you do fix-and-flip or construction loans?

We do not fund construction or ground-up loans with our own capital. When a borrower comes to us directly with a fix-and-flip or construction scenario, we broker it to institutional capital that does. Bridge loans on a property that is already built are funded directly.

Which states do you lend in?

Bridge loans in Alabama, Arizona, California, Colorado, Connecticut, Florida, Georgia, Hawaii, Illinois, Kansas, Kentucky, Massachusetts, Missouri, Montana, New Jersey, New Mexico, Nevada (no 2nds), North Carolina, Ohio, Oklahoma, Pennsylvania, South Carolina, Tennessee, Texas (no 2nds), Washington, and West Virginia. Consumer mortgages in California only.

I'm a loan officer with a declined file. What happens to my borrower?

You stay the point of contact and you are paid on the file. MyBridge Loans funds directly, so there is only one broker fee in the deal. Send the scenario and you get a yes, no, or what's missing the same day.

What do you need to quote a loan?

Property address, estimated value, current amount owed, loan amount requested, FICO, occupancy, lien position, purpose of the loan, and the exit. One email is enough to start.
